building a garage before constructing a home, how do you build your own home?

How would I be able to buy a lot and build a large pole shed, or garage type structure, before I build my home I plan to build my home my self and contract out parts that I cant do, after buying the land I assume I get a building permit and start building after preparing the land and having power and light come out as well as city water hook ups, anything else I have to do first, also the town im buiding in does allow you to build a pole shed on a vacant lot, after many years of that shed just sitting there could they ask you to remove it if ordinances change without a home on the lot also is there a minnium size a home has to be in order to build a shed if not allowed, and how big of a shed can I build?

I think you need to do a lot more local research before you attempt this. If you don’t even know what your town will allow you to do, you’re not ready. Only your town can answer what you have asked about building the shed first, and yes, many towns have a law that you must complete a home within a certain time after you start to build.

    if it is there before ordinance changes you will be "grandfathered" in. as far as size and correct steps this will vary be locality and by local laws. you will need to research thoroughly. otherwise i would recommend hiring a good contractor. a good one is worth every dime you spend on him or her. yes i through in the her cause i am sure there are some good females out there to. this is one of themclassic cases where you will probably end up worse than you would of to start if you do it all your self. before hiring one let it be known that you plan on doing specific things and his subs will not be needed for them projects

    i dont know what size limits your city has, but i do know they cannot make you move the shed once its built if the ordinances do change before you use it .

    You have a long way to go my friend with the questions you asked, I don’t envy you. I’m not saying you can’t do it but, it isn’t going to be easy in a long shot.

    Before you even buy the land, make sure it’s free and clear of all obstacles like county drainage ditches that have easements and power line easements the like.
    Make sure you get a perculation test for the septic tank and drain field. Then make sure you can get a well in there. I would suggest you put in the basement first to live in then the garage, this will give you a start.
    See about the wiring from a reputable electrician, on week-ends and night he can make some extra money and not change you so much and all your main wiring will be there for you, your well and your septic. You can then start building and you’ll be there to work on it with all the amenities.

    Get your loans, your insurances, IE: builders, permits and Et Al together file them.

    Get all your material from the same place, either Home Depot, Lowes, or Carters, ABC someone that can give you deals for buying all your material from them. Look for specials on plumbing. Most of it can be done by you with a little practice if someone shows you or is willing to.
    Your going to have to hire a Handi man, now days there should be someone around that needs work, that knows what he’s doing. Dont be arrogant, listen. Go around the area, ask questions, ask to watch the job, most carpenters will be glad to help you.
